25 Sewells (260 Brenyon Way – Building B)

Building B is an 8-storey affordable rental housing tower connected to an existing residential tower through a shared below-grade parking structure. The development contains a total of 117 residential units and has a gross floor area of approximately 82,500 ft². The project is designed to achieve a 35% reduction in energy consumption relative to the 2015 National Energy Code for Buildings (NECB

Residential suites and common areas are conditioned through fan coil units connected to a Heat Recovery Variable Refrigerant Flow (VRF) system, allowing simultaneous heating and cooling while maximizing energy efficiency.

Ventilation for residential suites is provided through dedicated standalone high-efficiency energy recovery ventilators (ERVs) Common areas, amenity spaces, and support areas are also served by dedicated standalone high-efficiency ERV units.

Domestic hot water for each residential suite is provided by individual in-suite electric on-demand water heaters, offering residents independent hot water generation while reducing distribution losses.

Domestic hot water for the common laundry facilities is generated by CO₂-based air-source heat pumps, providing a highly efficient and low-carbon water heating solution that supports the project’s energy performance objectives.
