62 Bayview Parkway
62 Bayview is an affordable housing development consisting of a new 9-storey residential building containing 227 rental units, with a mix of one-, two-, three-, and four-bedroom suites. The development has a total gross floor area of approximately 198,000 ft². The project is being designed to achieve Passive House certification and LEED® Gold certification, demonstrating a strong commitment to energy efficiency and sustainability.
Residential suites and amenity spaces are conditioned through 4-pipe fan coil units connected to a central heating and cooling plant. The central plant is comprised of high-efficiency cold-climate 4-pipe air-source heat pumps with 100% heat recovery capability, enabling simultaneous heating and cooling throughout the development while maximizing energy efficiency. High-efficiency condensing boilers provide supplemental heating during peak winter conditions and serve as a backup heat source to ensure reliable operation under all weather conditions.
Ventilation for residential suites is provided through dedicated standalone high-efficiency Passive House-certified energy recovery ventilators (ERVs). Common areas, amenity spaces, and support spaces are also served by dedicated standalone high-efficiency Passive House-certified ERV units, delivering continuous fresh air.
The domestic hot water system is served by CO₂-based air-source heat pumps, delivering an energy-efficient and low-carbon water heating solution. High-efficiency boilers are provided to supplement the system during peak demand conditions, ensuring reliable operation and consistent hot water availability.
The predominantly electric heating and domestic hot water strategy significantly reduces operational greenhouse gas emissions and supports the project’s low-carbon and sustainability objectives.
