6-storey development privately operated by Amica Senior Lifestyles, comprising 208 homes across assisted living, memory care, and long-term care (78, 68, and 62 units respectively). The project has a total gross floor area of approximately 270,393 ft² and includes one level of below-grade parking, delivering a comprehensive, multi-level care environment within a single integrated facility.

Independent Living (IL) units are served by dedicated in-suite systems. Each unit is equipped with an Energy Recovery Ventilator (ERV) to provide ventilation, along with a 4-pipe fan coil unit to deliver heating and cooling. Long Term Care (LTC) units are also served by 4-pipe fan coil units for space heating and cooling; however, ventilation is provided via a centralized ERV system. This central system incorporates high-efficiency filtration and humidification to meet CSA Z317.2 requirements and support certification by the local health authority. The central plant utilizes air-source heat pumps (ASHPs) to provide year-round heating and cooling. High-efficiency gas-fired boilers are included to meet peak heating demand and provide system redundancy during extreme winter conditions.
