B41 Seniors

The project includes the design and construction of a new 6 storey seniors assisted living and long-term care facility located at 3389 West 41st Ave in Vancouver, BC. The project will provide 76 assisted care units (IL/PIL), 143 long term care units (MC/AL) for an approximate total of 228 units across a total GFA of approx. 275,871 ft² with one level of below grade parking.

Resident units are served by dedicated in-suite systems. Each unit is equipped with an Energy Recovery Ventilator (ERV) to provide ventilation, along with a 4-pipe fan coil unit to deliver heating and cooling. The common areas are served by a dedicated central Air handling unit with heat recovery and horizontal fancoils in each space for heating and cooling.  Dedicated dehumidification system with heat recovery for heating the pool serves the natatorium. The central plant utilizes air-source heat pumps (ASHPs) to provide year-round heating and cooling. High-efficiency gas-fired boilers are included to meet peak heating demand and provide system redundancy.
