Conversion of existing 17-storey office to residential apartment conversion:

The entire building is modernized and redeveloped to incorporate 195 residential units.  The main floor commercial retail unit at the front of the building and existing amenity spaces have remained as-is with HVAC and plumbing modifications as required.

Horizontal four-pipe fan coil units were provided in each residential suite and amenity space to provide heating and cooling to individual spaces with appropriate zone controls. Dedicated high-efficiency energy recovery ventilators (ERVs) were provided for each suite to supply fresh air, with units located within the washroom ceiling spaces.

A new central heating and cooling plant was designed to serve the suite fan coil systems, consisting of an air-cooled chiller and a set of high-efficiency condensing boilers. To minimize modifications to the existing perimeter heating infrastructure, a separate high-temperature heating plant was provided to serve the existing hydronic perimeter heaters.

A new central domestic hot water system was also designed, consisting of high-efficiency boilers and domestic hot water storage tanks to meet the demands of the residential development.

To maintain appropriate building pressurization and support life safety requirements, a new corridor pressurization make-up air unit was provided to keep residential corridors slightly positively pressurized, reducing odor migration between suites and assisting smoke control during emergency events. In addition, dedicated make-up air units were installed for each above-grade exit stairwell to meet code requirements and ensure safe occupant egress during fire and smoke conditions.
