This multi-residential development houses a total of 303 residential suites, including studio, one-bedroom, two-bedroom, and three-bedroom layouts, supporting a diverse mix of urban living options.
Reinbold Engineering Group provided integrated mechanical design, construction administration, and advanced energy modelling services, supporting both incentive qualification and third-party certification (Built Green Gold Level).
REG scope of services included:
- Mechanical system design and construction administration
- Whole-building energy modelling using IES-VE
- CMHC MLI Select Program energy and GHG performance analysis
- Built Green High Density (HD) certification modelling
- NECB energy code compliance (permit and as-built stages)
- Envelope thermal bridging analysis and PV impact quantification
Performance highlights:
- Up to 28.5% improvement in energy efficiency over NECB 2017
- 26.6% reduction in GHG emissions over NECB 2017
- Achieved Built Green HD – Gold performance requirements
- Achieved CMHC MLI Select program Energy Efficiency Level 2 requirements
Key strategies contributing to savings included:
- High-performance envelope with enhanced thermal bridging control
- High-efficiency ERV systems, air-source heat pumps, and condensing boilers
- Low lighting power density design throughout the building
- Energy Star appliances and low-flow plumbing fixtures
- Rooftop solar PV contributing to on-site renewable generation to further shave off the building's GHG emissions
Beyond modelling, our team remained engaged through multiple project milestones, from preliminary studies, building permit submission, CMHC incentive application, Built Green review, to as-built verification, helping ensure performance targets remained achievable through design development and construction.
