The Islington

This project consists of a new 178,500 ft² retirement residence developed for Verve Senior Living. The 18-storey building includes a total of 168 residential suites comprising 48 Memory Care and Assisted Living units, 63 Independent Living units, and 57 Premium Independent Living units. The development also includes two levels of underground parking.

Residential suites and amenity spaces are conditioned through 4-pipe fan coil units connected to a central heating and cooling plant. The central plant consists of high-COP 6-pipe heat recovery chillers connected to a geothermal borefield, providing simultaneous heating and cooling to the building.

A set of high-efficiency condensing boilers provides supplemental heating during peak winter conditions and serves as a backup heat source when required. The boilers are also utilized to support domestic hot water system.

Ventilation for residential suites is provided through high-efficiency energy recovery ventilators (ERVs) integrated with the suite fan coil systems. Common areas, amenity spaces, and support areas are served by dedicated standalone high-efficiency ERV units.

The geothermal borefield and heat recovery chiller system significantly reduce reliance on fossil fuels and improve overall building energy performance. By capturing and redistributing heat within the building, the system supports both space conditioning and domestic hot water generation, contributing to reduced operating costs and lower greenhouse gas emissions.
