Retirement Residence Development – 146 & 150 Laird Drive

This project consists of a new two-building retirement residence operated by Verve Senior Living. The development includes a 7-storey building and an 8-storey building, connected at the ground floor and partially connected at the second floor. The residence will provide approximately 253 rental suites and three levels of underground parking. Building will be meeting Toronto Green Standard TGS Tier II level of energy targets.

Mechanical Systems

Residential suites and amenity spaces are conditioned by 4-pipe fan coil units connected to a central heating and cooling plant. The central plant consists of:

• High-efficiency condensing boilers for heating
• Magnetic-bearing chiller for cooling

Ventilation for residential suites is provided through high-efficiency energy recovery ventilators (ERVs) integrated with the fan coil systems. Common areas and amenity spaces are served by dedicated standalone high-efficiency ERV units.

The domestic hot water system is provided through instantaneous gas-fired water heaters coupled with a digital mixing valve system. The mixing valve is integrated with the Building Automation System (BAS) to enable monitoring, control, and optimization of hot water delivery throughout the facility.
