Water Street by the Park
Reinbold Engineering Group is proud to have delivered full Mechanical Engineering and Energy Modeling services for Water Street by the Park, a landmark mixed-use residential development in Kelowna, British Columbia. This ambitious, multi-phased project features two towers rising from a large podium that is set to become the tallest residential development in Inland BC upon completion. Spanning a 48,000 square foot footprint, the development includes one level of below grade parking, four levels of above grade parking, and 12,000 square feet of commercial retail space at street level. A major highlight of the project is the sixth-floor amenity deck, featuring a wide array of premium offerings such as a swimming pool, hot tubs, fitness centre, yoga/spin studio, golf simulator, theatre room, co-working space, and more.
Tower 1 rises 24 stories and includes 156 residential units, while Tower 2 reaches 42 stories and houses 340 units. Reinbold’s scope of work included HVAC and plumbing design, energy modeling, and construction administration. The mechanical systems were designed for high efficiency and long-term performance, featuring vertical stacked water-source heat pumps with integrated ERVs in each unit, roof-mounted fluid coolers, and high efficient gas-fired boilers on each tower. A centralized condenser water loop supports heating and cooling demands, while domestic water systems are supported by booster pumps, high efficient gas fired volume water heaters and dedicated storage tanks located in the mechanical penthouses.
Water Street by the Park is engineered to perform 16.4% better than the National Energy Code for Buildings, demonstrating a strong commitment to energy efficiency and environmental stewardship. The development has secured the maximum available funding from the FortisBC Commercial New Construction program, a testament to its high-performance design. Key features contributing to its superior energy performance include a high-efficiency mechanical system, advanced lighting design, and a high-performance building envelope working in concert to significantly reduce energy consumption and lower carbon emissions.
Reinbold Engineering Group worked in close partnership with Ciccozzi Architecture and Orchard Park Properties Ltd. to bring Water Street by the Park to life. Issued for construction in July 2022 and slated for completion in early 2025, the project sets a new benchmark for urban living in Kelowna seamlessly blending architectural ambition with sustainable, high-performance building systems.
